Free property management software, built by a landlord for landlords.
Built and run by a working landlord who got tired of enterprise software and per-door fees — so the rent, the books, and the fine print all just work. Tenant portal, ACH rent, multi-entity books, Schedule E-ready reports, and Section 8 splits. Free forever, or $8/mo so your tenants pay nothing.
NACHA-compliant ACH · Stripe payments · Bank-level encryption
Everything a small landlord actually needs.
No upsells. No "enterprise tier" for the features you should already have.
Multi-entity, multi-property
Trust, LLC, personal — model real-world ownership without spreadsheets inside spreadsheets.
Tenant portal & ACH autopay
Tenants pay rent online via bank transfer. NACHA-compliant authorization, real receipts, real audit trail.
Schedule E ready
Categorize expenses to Schedule E lines as you go. Tax season is an export, not a scramble.
Section 8 friendly
Split rent between housing authority and tenant. Late notices fire only on the tenant's portion.
Maintenance & vendors

Mortgage tracking
Principal, interest, escrow, balance — alongside rent, so you know where you actually stand.
Why this exists.
I'm a working landlord. I tried the enterprise platforms — they assumed I had a back office and that $0.30 per door per month was nothing. They were wrong. So I built what I actually needed: clean accounting across four legal entities, an honest tenant portal, ACH that doesn't gouge anyone, and reports that map to the IRS form I'm actually going to file.
PropertyHub is what I use today, every day, on my real portfolio. Now it's open to every landlord — free to start.
Free for landlords. Always.
No per-door fees. No minimums. No "you must be 200 units to talk to us." Compare to Buildium ($58 floor) or AppFolio ($298 minimum).

FAQ
Who is PropertyHub for?
Owners and small property managers with roughly 1–50 doors. If you've outgrown spreadsheets but the enterprise platforms feel ridiculous, you're in the right place.
How is rent collected?
ACH bank transfer via Stripe. Tenants authorize once (NACHA-compliant), then autopay runs monthly. On Free, tenants pay a small $2.50 ACH fee — among the lowest anywhere. On Pro ($8/mo), you absorb it and your tenants pay nothing.
Is the Free tier really free forever?
Yes — free forever for the landlord: unlimited doors and tenants, plus the core rent-collection and tracking tools. On Free, your tenants cover a small ACH fee; upgrade to Pro ($8/mo) and you absorb it so they pay nothing, and you unlock multi-entity books, Schedule E, and Section 8. We'll never gate the basics behind a paywall.
Do you handle Section 8 / housing voucher splits?
Yes. Set the housing-authority portion and tenant portion on the lease. Late notices fire only on the tenant's share.
What about my data? Where does it live?
AWS US-East-2. Daily encrypted backups. You own your data and can export it as CSV anytime.
Is there a contract?
No. Month-to-month. Cancel from settings.
