Built by a landlord who got tired of the software.
I'm Eric Hall. I own and self-manage a small portfolio of rentals across Rhode Island and Vermont — about 17 tenants — and I built PropertyHub because every tool I tried either nickel-and-dimed my tenants or assumed I had a leasing office and a full-time staff. I don't. Most small landlords don't.
Why PropertyHub exists
The property-management software market is built for big operators: per-unit fees, per-tenant fees, and payment surcharges quietly passed on to renters. For someone with a handful of doors, that math never works — you end up either overpaying or back in a spreadsheet.
So I built the thing I actually wanted. PropertyHub is free for your first units, and a flat $8/month if you'd rather your tenants pay nothing to pay rent. It does the boring-but-critical things properly: online rent collection, a real tenant portal, multi-entity bookkeeping, and Schedule E-ready reports at tax time. No per-door pricing, no surprise renter fees.
Who's behind it
Alongside being a landlord, I'm a practicing attorney, and I write PropertyHub's state landlord–tenant law guides myself — so they're grounded in the actual statutes, not scraped and reworded. Here's the short version of the background I bring to that:
