How prorated rent works
Prorated rent is simply rent charged for a partial billing period instead of a full month. You calculate a daily rate, then multiply it by the number of days the tenant actually has the unit:
- Actual days: monthly rent ÷ days in that specific month × days occupied. Most common and easiest to defend, since it charges the true daily value for that month.
- 30-day month: monthly rent ÷ 30 × days occupied. Simple and predictable regardless of the calendar month.
- 365-day year: (monthly rent × 12 ÷ 365) × days occupied. Averages the daily rate across the whole year.
This calculator counts both the first and last occupied day (inclusive), which is the usual landlord convention for a move-in-to-end-of-month or a first-of-month-to-move-out period.
A quick example
On $1,500/month rent with a tenant moving in on the 16th of a 30-day month (16th–30th = 15 days), the actual-days daily rate is $50.00, so the prorated first month is $750.00.
