How rent-increase notice timing works

Most states require a minimum notice period before a rent increase can take effect on a month-to-month tenancy — commonly 30 days, but longer (60 or 90 days) for bigger increases or longer tenancies in some places. A fixed-term lease generally can't be increased until it ends.

This calculator does the date math both ways: give it your target effective date and it counts back to the latest date you can serve notice; give it the date you'll serve notice and it counts forward to the earliest the increase can take effect. Build in extra days if you're mailing notice.
